Do you only buy distressed or foreclosed homes?
No. We buy in every condition — distressed, inherited, behind on payments, tenant-occupied, and plenty of well-kept homes where the owner just wants a faster, simpler sale than a listing.
Do I need to make repairs, clean, or clear the house out?
No. We buy as-is. Leave the broken water heater, the dated kitchen, the boxes in the basement. Take what you want, leave the rest — we'll handle clean-out after closing.
What kinds of properties do you buy?

How do you decide what to offer?
We start from the home's after-repair value, deduct what it'll cost us to bring it to that level, then deduct the margin we need to take on the risk. Whatever's left is what we can pay — and we'll walk you through the math so the number isn't a black box.
Are there fees or commissions?

Address in, short call to learn the details, walkthrough (in-person or video), written offer within 24 hours of the walkthrough. If you accept, we open title, you pick the closing date, and you collect a check or wire on that date. That's the whole thing.
What if I'm already in foreclosure?
You still have options on the table, but time matters. Call us as soon as you can — the more days we have before the auction date, the more room there is to work something out that protects your equity and your credit.
Can I stay in the home after I sell it to you?
Often, yes — for a brief period. A short post-closing leaseback gives you time to finish packing or wait for your next place to be ready. We'll talk through whether it fits your specific situation.
What if I have tenants in the property?
Not a problem. We close on tenant-occupied properties regularly — we take over the leases on closing, and you skip the eviction conversation entirely.
What about an inherited house — do I need probate finished first?
Not necessarily. We've closed deals at every stage of probate. Send what you know about the estate and we'll loop in title to map the cleanest path.
